Delimitation of undivided shares

Giving a definite location to a right that on paper has none.

What it is

An undivided share is a part of a property with no assigned location: on paper you own a fraction of the whole, but not a specific piece. Delimiting it means measuring the property and giving that share a place with boundaries, so it can be used, fenced or deeded.

Timing and coverage

How long it takes depends on the size of the land, the access and the vegetation: an urban lot is not the same as a hillside farm. I tell you when you ask, along with the price, before you commit to anything. I work in El Salvador.

When you need it

  • You inherited a fraction and do not know which part is yours
  • You want to sell your share and the buyer wants to know what they are buying
  • You are going to build on the part you have occupied for years
  • The co-owners want to formalise what each already uses

What you get

  • The drawing in DWG and PDF, ready to print or to file
  • The calculation record with the bearing, distance and coordinate table
  • The area in square metres and in square varas
  • The drawing of the delimited portion within the property
  • Its technical description, with boundaries and adjoining owners

What I need from you to start

  • The deed where the share and its fraction are recorded
  • Which part of the land is occupied or is to be delimited
  • Ideally, that the other co-owners are aware

Shall we talk?

Tell me what you have and what you need. If I cannot solve it, I will say so.
