What it is

The text describing the property boundary by boundary — bearing, distance and who adjoins each stretch — written the way a deed requires. It is what the notary copies into the instrument, so a mistake here travels to the registry.

Timing and coverage

How long it takes depends on the size of the land, the access and the vegetation: an urban lot is not the same as a hillside farm. I tell you when you ask, along with the price, before you commit to anything. I work in El Salvador.

When you need it

  • Your notary asks for the technical description to draft the deed
  • You have the drawing but not the text that goes with it
  • The description in the old deed is incomplete or unclear
  • A segregation was done and each part needs its own

What you get

  • The technical description in Word and PDF, ready for the notary
  • With the full location: department, municipality, district, canton and hamlet
  • Bearings and distances spelled out, in the format the instrument expects
  • The area in square metres and in square varas

What I need from you to start

  • The drawing of the property, or the survey if not done yet
  • The names of the adjoining owners on each bearing
  • The owner name exactly as it will appear in the deed
