Splitting a portion off a larger property, ready to be deeded.

What it is

Splitting a piece off a larger plot so it becomes a property of its own. The whole plot is measured, the portion to be split is defined, and both parts are drawn — the one leaving and the remainder — each with its area, bearings and description.

Timing and coverage

How long it takes depends on the size of the land, the access and the vegetation: an urban lot is not the same as a hillside farm. I tell you when you ask, along with the price, before you commit to anything. I work in El Salvador.

When you need it

  • You are selling part of your land and the buyer needs their own deed
  • You are giving a piece to a child or a relative
  • You need to separate the part with the house from the rest
  • A bank requires the collateral to be an independent property

  • The calculation record with the bearing, distance and coordinate table
  • The area in square metres and in square varas
  • The drawing of the segregated portion and of the remainder
  • The technical description of each, in legal language

What I need from you to start

  • The deed of the whole property
  • Which portion is being split and how big: area, or the boundaries you already know
