When the deed and the ground do not say the same thing.

What it is

Re-measuring a property that already has a deed, because what the paper says does not match what is there. It happens often with old deeds: measured with rope, by pacing, or copied from an earlier description, and the real area turns out different.

Timing and coverage

How long it takes depends on the size of the land, the access and the vegetation: an urban lot is not the same as a hillside farm. I tell you when you ask, along with the price, before you commit to anything. I work in El Salvador.

When you need it

  • The deed states one area and the land has another
  • The boundaries in the deed no longer exist or changed owner
  • You are selling and the buyer wants verified measurements
  • There is a disagreement with a neighbour about where the boundary runs

  • The area in square metres and in square varas
  • The technical description with the real measurements
  • The comparison against what the previous deed said

What I need from you to start

  • The deed, even if old or incomplete
  • The names of the current adjoining owners, if you know them
